The Value of Real Estate Videos to Help Rent or Sell Your Property

When it comes to real estate, there will always be property to rent or for sale – regardless of the housing market’s status. Between the 500,000 plus new properties sold in 2016 according to, and more than 2,600 new renters entering the market every day, as stated by Andrea Collatz of, there is a vast number of listings to comb through. So, how do you make your listing stand out above all the rest? And, what are potential buyers and renters looking for when it comes to real estate property?

Videos! exclaims that in 2016 over three quarters of buyers and sellers prefer to work with an agent that utilizes video marketing. With a 403% increase of inquiries on listings with video, compared to listings without video, this marketing strategy seems like a no brainer. However, less than one quarter of agents truly use video to market their properties; leaving a lot of estate missing that extra edge almost all buyers and/or renters are not only looking for, but expect. 

The 2016 and 2017 NAR Home Buyer and Seller Generational Trends Report shows that over these past two years alone 93% of peopled aged 37 and under use the internet to search for property – with the age bracket of 37 to 51 coming in second at just under 90%. In general, half of the people looking to buy property find that virtual tours are helpful with 44% of people agreeing that including neighborhood information is also helpful. More specifically, Kathryn Royster of, explains that of the people who use videos to research property online, 80% utilize video to get a better idea of the community or neighborhood and 70% utilize video to view an interior tour of the property. 

As you know, social media has become quite the popular platform for marketing. But, is this true for real estate? Yes! In fact, reports that YouTube held the top spot in 2016 for most popular online search platform pertaining to new home buyers. Not only that, but according the 2016 and 2017 NAR Trend Report, 72% of agents, over 65% of realtors, and 41% of appraisers are active on social media.

What renters and sellers may not realize is that video adds much more perceived value to their property listing – according to Mark Robertson of, around 6% actually. When a video is used to support a listing, potential buyers and renters are more interested in the property and make quicker decisions towards closing the deal. Among the people specifically looking to buy a new home, the 2016 and 2017 NAR Trend Report reveals that the hardest part of buying is finding the right property. Why not make the process a little easier for potential buyers and renters while putting yourself ahead of the game?  

If the price point of the video production is a concern, don’t worry! There are plenty of effective real estate marketing videos for various budget sizes. Certain style marketing videos will create a bigger return on investment as well. Previously it was indicated that 80% of people researching properties online use video to gain more information on a particular community (2016 & 2017 NAR Trend Report); therefore, utilizing a community or neighborhood style marketing video has the potential to create a bigger return value, giving you a possibility to generate a higher video budget.

Also, using new technologies can help increase the value of your video. For example, using drones to create aerial point of view shots will not only wow your viewers, but showcase a uniquely breath taking vantage point of the property.
